Texas Manufactured Housing Market Report July 2025 - Sales Data & Analysis


July Preliminary Data

New manufactured home sales in July titled to date started out with a bang moving up a seasonally-adjusted +25.9% from the previous month and are up +43.6% over July of 2024.

It is important to note that the gains were likely boosted by the increased enforcement actions on titling deadlines by TDHCA MH and their subsequent clarification that the date of sale should be the later or the funding or delivery date.

This shift should lower the amount of titles issued after the 60-day window and will take time to be learned by our forecasting models, so take the under on the 1,578 (+/- 89) the model is forecasting for total new homes sold in July based on sales titled to date.

June Data

New home sales for June titled to date are down a seasonally adjusted -4.7% from the previous month and are down -4% on the raw total from June of 2024.

The same shift that boosted the July sales number was likely pulling from June and earlier months sales totals.

The updated forecast for total new homes sold in June moved down with the additional titling data to 1,274 (+/- 89). The top of the forecast range is below the shipment total of 1,520, so we should see aggregate inventory rise in June but fall in July.

Annual Totals

New home sales for 2025 are now up +4.2% for all retail sales titled through this point in the calendar. Multi-section sales are currently up +10.6% and passed the 5,000 home sales mark faster than any previous year in our 14-year data set. Single-section sales are down by -3.8%.

The forecast for new home sales on the year moved up to 16,218 (+/- 775).

Install counties with the most additional new home placements over 2024 are Bastrop, Caldwell, Tarrant, Bowies, and Lubbock.

Install counties with the biggest decline in new home placements from 2024 are Harris, Fannin, Brazoria, Montgomery, and Travis.

Mailing address cities with the most new home placements over 2024 are Dale, Burleson, Odessa, Crowley, and San Antonio.

Mailing address cities with the largest decline in new home placements from 2024 are Houston, Del Valle, Conroe, Fritch, and Pearland.
