Texas Manufactured Home Shipments Report - Market Analysis & Data


July Shipments

Manufactured home shipments to Texas retailers moved up 2.7% in July on a seasonally-adjusted basis from the prior month. Year over year, shipments were 3.4% above July of 2025 with one more production day than last July on the calendar, which left the per-day shipping rate fractionally below 2025’s pace.

The 1,448 total homes shipped for the month landed in the lower half of the prediction interval at 58 homes below the point forecast from last month.

Multi-section shipments carried the month, up 12.4% over July of 2025, while single-section shipments fell 8.8%.

July Production

Texas manufactured housing plant production moved up in July 3.5% on a seasonally-adjusted basis from the previous month. The total of homes produced was 1,787 and the minimum number of floors was 2,629.

Year over year, total homes were 2.8% below July of 2025, but minimum floors were 1.9% above the previous year.

The per-business-day production rate eased back from June’s post-2022 high and landed just under last July’s pace; even so, June and July rank among the four strongest months for daily output since 2022.

The production total landed in the lower side of the prediction interval, 139 homes under last month’s point forecast.

Out-of-state deliveries remain the soft spot: they rebounded 1.4% from June but were still 18.4% below last July, and are the main drag on total production this year.

August Outlook

The forecasting models have August shipments around 1,545 (1,327–1,762), Texas factory production around 1,833 (1,609–2,058), and minimum floors around 2,790 (2,450–3,120).

Factory-out permits already on file for August are looking strong, the Texas Manufactured Housing Survey (TMHS) signaled an increase in floor production, and the drop in per-production-day rates makes us suspect Independence Day shutdowns weren’t uniform across the June/July boundary and are pulling the forecasts down.

Slight lean towards the overs.

Retail Sales Comparison

The plot below shows the 12-month moving averages for manufactured home shipments, retail sold titles, and new home installations. We recently added the new home installation series that shows more support for shipments than the retail title series was depicting alone. Some of that installation increase is from new manufactured home communities that were placing homes into their inventory and rental stock that have not yet been titled. Some of those homes go from being rentals to used home purchases which don’t show up in the retail sales line that is limited to titles designated as new homes. We will continue to research how to best account for the community channel’s impact on aggregate retail sales totals.


Retail Sold Orders

The share of homes sold within a month of manufacture is a good indicator of homes built to order rather than for dealer inventory. The percentage ran near 55.9% in 2023 and has since settled around 46% on a trailing-12-month basis. The remaining balance is homes built for retail lots and community developments for a future buyer. The most recent complete reading is April 2026.

Shipments

Shipments for the year are currently 1.6% below 2025. Single-section shipments are running 2.6% below last year’s pace and multi-section homes 0.9% below.

The forecast for 2026 Texas shipments moved up to 18,345 (17,045–19,733).

Production

Texas plant total home production for 2026 is 8.3% below the previous year and the minimum floors built are 6.2% below 2025. Homes shipped out of state are running 23.2% below last year’s pace.

The forecast for 2026 Texas plant production moved up to 21,813 (20,408–23,317).
