March Shipments
Manufactured home shipments to Texas retailers moved up 0.1% in March on a seasonally-adjusted basis from the prior month. Year over year, shipments were 5.5% above March of 2025, marking the first year-over-year beat since July of 2025. The gains were accentuated by an additional production day on the calendar in 2026, but the rate of homes shipped per day was also slightly higher than in 2025.
The additional calendar days of March compared to the first two months of the year also pushed shipments past the 1,500 level we had seen through most of 2024 and early 2025.
The 1,580 total homes shipped for the month landed in the upper half of the prediction interval at 70 homes above the point forecast from last month.

March Production
Texas manufactured housing plant production moved up in March 2% on a seasonally-adjusted basis from the previous month. The total of homes produced was 1,865 and the minimum number of floors was 2,763.
Year over year, total homes were 4.3% below March of 2025, and minimum floors were 1.8% below the previous year.
The production total landed in the upper side of the prediction interval, 96 homes above last month’s point forecast.
Texas production improved in March from the previous month but a reduction in out of state deliveries has it continuing to trail the two years prior.

April Outlook
The forecasting models point to April shipments around 1,526 (1,319–1,733) and Texas factory production around 1,844 (1,620–2,068).
The Texas Manufactured Housing Survey (TMHS) signaled a modest increase in run rates for April.
I’d lean towards the over on both forecasts.

The 12-month moving average for shipments peaked in July 2025 for this production expansion cycle and had been moving lower until March 2026 was included.
The 12-month moving average for retail sales is currently plotted through December 2025. Late title work will continue to push the most recent months higher, though not to the extent seen in prior years.
